Phase I & II Assessments - LMI Environmental was retained by a regional developer to implement a due diligence program for up to 50 small-box retail stores annually. The program streamlines site screening, cost-effective ASTM 1527 Phase I ESAs, and standardized Phase I & II assessments, ensuring informed decision-making for development, construction, and financing teams.

HSRA/Brownfields - LMI Environmental assessed legacy environmental liabilities for a 9-acre prime real estate property in downtown Atlanta. We identified six soil and groundwater plumes and secured EPD Brownfield Program approval for a Prospective Purchaser Corrective Action Plan (PPCAP) within six weeks. This unique PPCAP granted the developer up to 10 years for remediation, extending beyond the typical three-year limit, ensuring transaction success and liability protection.

Solid Waste - In 2007, LMI Environmental assumed management of a solid waste permit for a municipal landfill, overseeing an HSRA groundwater remediation project and post-closure methane monitoring. LMI Environmental successfully managed the technical aspects and secured full reimbursement of eligible costs for both prior consultants and LMI Environmental through the state hazardous waste trust fund.

UST Management - LMI Environmental was hired by a regional jobber to remediate a leaking underground storage tank affecting a nearby private drinking water well. We conducted assessment delineation, installed a carbon filtration system, and implemented a dual-phase remediation system with air sparging. LMI Environmental successfully treated soil, groundwater contamination, and free product while preventing legal action and securing full remediation cost coverage from the state trust fund.

Management Consulting - LMI Environmental was retained by a Fortune 10 energy company to develop an Environmental Reserve Process ensuring consistency across 32 states. The process aligned with GAAP and the Sarbanes-Oxley Act, standardizing environmental reserves. LMI also provided comprehensive training to each office on the new procedures.
